A Four Point inspection is an insurance related form. It is requested by insurance companies to determine the condition of the 4 major components of the home; Roof, Mechanical, Electrical and Plumbing. Normally requested on homes over 30 years old. They use this information to determine if a claim may occur or be filed on the home to replace faulty components soon after purchase or within the policy term limits. This inspection is designed to help prevent losses resulting from claims on faulty, old or improper components of a home.
Four Point Inspections are usually coupled with another insurance form called the Uniform Wind Mitigation. When both these forms are returned to the insurance company with satisfactory attributes there is a reduction on the annual insurance premium associated with that home.
